According to the National Environmental Agency's (NEA) list of successful tenderers for the month of September 2023, the bid for the drinks stall at the hawker centre was secured byLoh Jwee Hwa for S$6,111.
The tender exercise ended on Sep. 26 for that month.
Loh's drinks stall is located next to the Tian Tian Hainanese Chicken rice stall.
This sum of S$6,111 is reportedly the highest monthly rent among the drinks stalls at Maxwell Food Centre.
Facing a competition of 14 other drinks stalls
Vendors told Shin Min that there are already 14 drinks stalls currently in operation at Maxwell Food Centre, so competition would likely be fierce for the new drinks stall operator.
One vendor selling porridge told Shin Min that the #01-012 drinks stall had already gone through five owners since 2012.
Past records from NEA's website showed that the previous owners' bids ranged from S$1,808 to S$5,588.
Another unnamed drinks stall owner said the existing 14 drinks stalls have similar menus, so the new drinks stall owner might need a way to stand out from his or her competitors.
He also told Shin Min that utility bills, fees to wash dishes and rest days would need to be factored into the expenses too.
Previously in November 2023, another former drinks stall bid at Golden Mile Food Centre reached almostS$6,000 per month.
Two months ago, a successful bid of S$6,810 per month was made for a Newton Food Centre hawker stall.

The next four highest bids for that stall were S$5,047, S$4,000, S$3,500, and S$3,288.
According to Shin Min Daily News, the reasons for the high bids boiled down to improving business sentiments, office workers returning to work, tourists numbers going up, and the recent school holidays.
Moreover, the rentals charged by coffee shops have also gone up, which is a push factor that drives tenants to operate at more affordable locations, such as hawker centres.
It was also reported that utilities, cleaning, maintenance and miscellaneous fees and costs incurred by a hawker centre stallholder come up to about S$1,000 a month on top of rent.

Shin Min also reported that demand for Newton Food Centre stalls have been healthy.
Even though there are 83 stalls at the food centre selling a variety of food, vacant stalls are rented out fairly quickly once they are put up on the rental market.
The stall that was rented out for S$6,810 is near the overhead bridge, Shin Min reported, indicating its proximity to an area with expected high footfall.
In the last seven years, the highest rental bid for a stall at Newton Food Centre has more than doubled.
In November 2016, the highest rent was S$2,888.
In November 2019, before the pandemic went full-blown, it was S$4,198.
The highest bid dipped to S$4,088 in July 2020, during the pandemic.
In April 2023, the highest bid was S$6,320.
The latest highest-ever bid marked a new milestone.

What happens in the event of a tie in bids submitted?
Two similar bids of S$4,019 were submitted for one hawker stall at Block 120 Bukit Merah Lane 1 in this latest tender exercise.
Shin Min reported that a tie breaker to pick one bidder involves drawing lots.
The drawing of lots is conducted by the National Environment Agency (NEA) in the presence of the bidders as witness.
In the event the bidders cannot witness the drawing of lots, third parties who are not involved in the bidding process will serve as representatives to bear witness to the process.
Assuming he opens his stall 6 days a week, rental would work out to $270 per day. He therefore has to sell 45 bowls at 6 bucks each just to cover the daily rental, boy oh boy that sounds like a real tall order :/

这名摊贩说:“我都有下标,我花2000元,他们炒到这样我都摇头。”
另一名摊贩表示:“是很多人,因为(这边)电扶梯刚刚上来。”
这名摊贩则认为:“看他卖什么,如果是有一点新鲜的可能会比较好,因为这边吃来吃去都是那几摊。”
而在小贩中心的另一个角落,这个不止一次开放投标的摊位,在9月份只有一个人以1元进行投标。根据环境局的规定,若第二次仍只收到一份投标的话,这个人很有可能会得标。
根据环境局资料,这个档口只能售卖印度餐。
这名摊贩表示:“没有那个人潮,因为这边的清真认证食物的客人,跟印度食物的客人比较少,很少。”
